Boardwalk runs every listing description, social caption, lead first-touch, and sphere outreach through a two-pass Fair Housing Act scanner before output.
What the scanner enforces
- Federal seven protected classes: race, color, national origin, religion, sex, familial status, disability.
- State-level extensions: sexual orientation, marital status, source of income, age (where state law applies).
- NAR Code of Ethics Article 10 (refusal to engage in discrimination).
How it works
- A deterministic phrase-list pass against a ≥50-violation corpus catches documented enforcement-pattern phrases.
- A semantic LLM pass catches novel paraphrases and coded language.
- On fail, the scanner returns three suggested replacements; up to three rewrite attempts run automatically.
- Soft warnings (e.g., "good schools", "safe neighborhood") surface for human review without blocking.
