Terms of Service

Effective date: 2026-08-31. Boardwalk ("Boardwalk", "we") provides a done-for-you listing-marketing service and supporting software tools for licensed real-estate agents.

1. Eligibility

You must hold an active state real-estate license. We verify each signup against state regulator records before unlocking generation.

2. The service

Boardwalk is a per-listing service: you send your listing address and photos, and we deliver a listing package (staged photos with AB 723/CRMLS disclosures, fair-housing-checked listing copy, a CMA, and a print-ready package). Turnaround target is 24 hours from our receipt of your photos; launches with the tour-video add-on may take up to 48 hours.

3. Pricing and payment

Pricing is flat and per listing, as published on our pricing page at the time you order (including any founding-agent offer and the tour-video add-on). There is no subscription and no contract term. Payment is collected on delivery: when your package is delivered we send a secure Stripe payment link, and you pay only after your package is in your hands. Unpaid orders may pause future orders.

4. Drafted suggestions

All AI-generated output is a drafted suggestion for licensed-agent review. Boardwalk does not provide legal, tax, or appraisal advice. You remain responsible for final review before publishing.

5. Compliance commitments

Boardwalk runs every generated description, message, and photo through the Fair Housing Act NLP scanner, AB 723 image-disclosure pipeline, and NAR Code of Ethics decorator before output. You remain responsible for final review.

6. Acceptable use

No use of Boardwalk to generate steering language, blockbusting copy, or any content that targets a buyer demographic by protected class. Detected violations are logged.

7. Data

See our Privacy policy. Comparable-sales data is scrubbed of emails, phone numbers, and SSN-like patterns before any AI call. Data export and account deletion are available on request.

8. For accounts on legacy subscription plans

The terms in this section apply only to accounts that subscribed to a Boardwalk monthly plan (Lite, Pro, or Premium pre-reserve) before the per-listing service model took effect. They remain in force for those accounts:
